Denbury Homes lays out plans to convert Shreeves Farm Piggery, in Denham Road, Hoxne, near Eye, to 40-home estate




A developer has laid out plans to convert a village piggery into a 40-home estate.

Denbury Homes has applied for planning permission for the development, which would include 14 affordable homes, on Shreeves Farm Piggeries in Hoxne.

The plans would see 3,400 square metres of the existing piggeries, workshops, barns, silos and other structures demolished to make way for the homes.

Spanning 2.23 hectares, the development – named Heckfield Green – would consist of one to four-bedroom homes across a variety of semi-detached and detached houses, as well as bungalows.

A design and access statement accompanying the application read: “Denbury Homes shares the district council’s commitment to carbon reduction and the promotion of efficient use of energy and resources, alongside waste minimisation and recycling.”

This would include electric vehicle charging points, solar panels, air-source heat pumps and the absence of any gas connections on the site.

Under the proposals, there will be no street lighting, with the developer preferring a home-to-home lighting model, which it claims will create a “secure neighbourhood without glare and light pollution”.

Denbury has committed to donating £230,000 in a community infrastructure levy payment – a fee charged by local authorities to offset the impact of large-scale housing schemes. Of this figure, £57,500 would be allocated to the parish council to fund its own projects.

If planning approval is granted, construction is expected to start in May 2025, with the first 20 new homes ready for new residents in late 2026.

The remaining homes would be completed by the end of 2027.
