Plans put forward for motel near BP petrol station in Stuston
Plans have been submitted to build a motel near the recently-opened filling station on the A140-A143 crossroads at Stuston.
If it is eventually approved, the two-storey motel would replace three holiday cabins in Old Bury Road.
The outline plans have been submitted to Mid Suffolk District Council on behalf of Osiers Ltd, which operates the golf driving range next to the holiday cabins.
The applicant says the motel would create two full-time and two part-time jobs and provide accommodation for passing motorists, as well as a base for tourists visiting the area.
Previous plans for two houses on the site were refused, in part because anyone living there would need a car to reach local facilities.
However, the applicants point out that since then the new filling station and shop have opened and “essential items” were now within walking distance of the proposed motel.
New crossings and a footpath also provided safe walking and cycling access to Scole, and reduced the need for a car to reach facilities.
“The land is already developed for a related purpose and is available currently.
“When considered in the context of the petrol station development, the proposal for a motel forms a logical, justified and legitimate use of the parcel of land concerned,” it is argued. “It is anticipated the economic benefits will greatly benefit the area and feed in business to local trade and service providers, alongside an increased provision for employment.”
The applicant also argues that the siting and design of the motel and 12 parking spaces mean that “any interruption to open countryside views alongside the new petrol station is negligible”.
